Independent USDA loan education and connection resource · Nationwide
The USDA loan authority

Grow into homeownership.

Agrow Capital makes USDA home loans understandable—from eligible areas and household income limits to zero-down purchase financing through approved lenders.

No obligation. Not a commitment to lend. Eligibility and approval depend on USDA and lender requirements.

Clarity before application

A national USDA resource built around the questions that decide eligibility.

USDA financing is not limited to farms, and “rural” includes many eligible communities near metropolitan areas. The program uses both property-location and household-income tests.

01

Check the property area

Eligibility depends on the exact address and USDA's current map—not a general assumption about the city or county.

02

Review household income

The Guaranteed program generally evaluates income for the household, not only the borrowers named on the loan.

03

Prepare for underwriting

A participating lender reviews credit, debts, stable income, occupancy, property condition and repayment ability.

Two programs, different paths

Guaranteed is not the same as Direct.

The USDA Single Family Housing Guaranteed Loan Program is delivered through approved private lenders. The Section 502 Direct Loan Program is administered directly by USDA Rural Development for eligible low- and very-low-income applicants.

Compare Guaranteed vs. Direct

Agrow Capital does not replace official USDA determinations.

Use Agrow Capital to understand the process and prepare questions. Final area eligibility, income eligibility and loan approval come from USDA and/or the participating lender, depending on the program.
