What is a USDA Guaranteed home loan?
The Section 502 Guaranteed Loan Program is backed by USDA Rural Development and originated by approved private lenders. The guarantee reduces lender risk and supports affordable fixed-rate financing in eligible rural areas. Many communities that qualify are small towns, exurbs and designated suburban areas—not only remote countryside.

Potential 100% financing
Qualified buyers may be able to finance the purchase without a traditional down payment. Funds still may be needed for inspections, appraisal, earnest money and closing-related costs unless those are paid through permitted sources.
Fixed-rate mortgage
Guaranteed loans use fixed interest rates through participating lenders. The available rate and terms depend on the lender, market and borrower profile.
No farm requirement
The property generally must be a modest, adequate primary residence in an eligible area. Agricultural income or farm ownership is not required.
Guarantee fee
USDA Guaranteed loans generally include an upfront guarantee fee and an annual fee. Current amounts must be confirmed at application and may be financed or collected as permitted.
Who can qualify?
Applicants generally must occupy the home as their primary residence, meet citizenship or eligible noncitizen requirements, fall within applicable household income limits, demonstrate the ability and willingness to repay, and purchase a qualifying property in an eligible location. Lenders may apply additional underwriting requirements.
Credit and debt-to-income
USDA does not reduce qualification to one universal credit score published for every lender and every file. Approved lenders use USDA's automated or manual underwriting requirements and may apply their own overlays. Credit history, housing payment history, monthly obligations, stable income and compensating factors can all matter. Avoid websites that promise approval based on one score alone.
What can the loan finance?
Eligible uses may include purchasing a qualifying existing home, certain new construction transactions, and permitted costs under current program rules. The property must meet USDA and lender standards and generally cannot be an investment property, vacation home, income-producing farm, or second home.
